Biodiversity Net Gain: What You Need to Know
Every development is assessed using the Defra biodiversity metric. This calculates how many "biodiversity units" your site loses through construction. You must create or purchase units worth 110% of what's lost - that's your 10% net gain.

Nutrient Neutrality: When It Applies
74 of the Local Planning Authorities in England currently require nutrient neutrality. This applies where developments increase nutrient pollution (nitrogen or phosphorus) to water catchments that feed protected habitats.
You must offset the additional nutrients your development generates through wastewater. Without an offset, you won't get planning permission.
